Known as barndos, these homes are steel structures that combine a barn and a condo. They function like a traditional home with features like windows, doors, flooring, appliances, cabinetry, bedrooms, and bathrooms but are more cost-effective and energy-effective than traditional houses.
They are incredibly durable and can withstand severe weather, fires, rot, and termites.

3-Bedroom Barndominum Floor Plans
What is the overall size of the floor plan?
As stated above, a 3-bedroom barndominium is roughly 1,500 to 2,100 square feet. The floor plans below can help you visualize the space you’ll have and any customizations you want to make before or after moving in. While 2,100 square feet might seem like a lot, it can go fast if you’re not careful.
A solid floor plan will help guide your decisions and help you maximize your space.
How many bedrooms and bathrooms are included?
The number of bedrooms and bathrooms included depends on the layout and the size of your barndominium. Bedrooms can increase or decrease depending on your goals for the space and the size of your family. Even if you have a 3-bedroom space, one of those bedrooms can be used for an office or storage room.
What is the layout of the rooms?
Again, this depends on the floor plan and the size of the barndominium. That being said, the living room is typically the biggest in the house, and the kitchen location is generally near the living room. This is common in barndos, as they are mainly open-concept layouts.
Is the kitchen open to the living area?
As stated before, most barndominiums are built with an open-concept floor plan; you’ll see that in the floor plans below. So, in short, yes, the kitchen is open to the living room. This allows you to cook while also interacting with your guests, watching the kids play, or watching TV.
Are there any outdoor living spaces?
When it comes to barndominiums, the sky’s the limit on what you can do, and that includes outdoor living spaces. This can either be included in your floor plan or customization you make later on. This includes backyards, porches/decks, play areas, or sitting areas with a grill or fire pit.
How much is storage space included?
This depends on the floor plan and what you need for storage. There’s a lot to consider when choosing how much space you want to dedicate to storage. Consider your outdoor activities and hobbies when it comes to storage.
What type of heating and cooling system is included?
The type of heating and cooling system included in the barndominium will depend on your home’s location, climate, and needs. If you are building a 3-bedroom barndominium, the unit depends on the budget and location.
If you are buying one, whatever comes with the home is what you’ll get, though this can be replaced later. Some locations don’t require an A/C unit, especially in cooler states.
Let’s dive into a few 3-bedroom floor plans! Each can give you an idea of utilizing the space in your 3-bedroom barndominium.
3-Bedroom Barndominium Floor Plan 067 (40×40)
This floor has all three bedrooms on one wall, with the master bedroom in the corner. It includes a large walk-in closet and master bath. The other two bedrooms share a bathroom.
It utilizes the open floor plan beautifully, with the kitchen and living room flowing seamlessly together. If you love to entertain or need to keep an eye on the family, you can cook and still see what’s happening in the living. There’s a pantry included in the laundry room.
This layout uses every square inch of the space, making it an inviting and functional barndominium.
3-Bedroom Barndominium Floor Plan 068 (35×50)
Square Footage: 1750 sq. ft.
Average cost ($140): $245,000
This floor plan is a bit chopped up and cramped. There isn’t as much open space for the kitchen, dining area, and family room.
The master bedroom does not have a functional walk-in closet and does not include a master bathroom. The half-bath is located off the dining area, which seems strange.
There is a bathroom in between the other two bedrooms. Floor Plan 067 seems to make better use of its space and would be a better option than 068. This floor plan would not be ideal for more than two or three people.
3-Bedroom Barndominium Floor Plan 069
This floor is a bit smaller but does not look as cramped as Plan 068. What makes this barndominium unique is the long front porch.
On one side, you have two bedrooms with a shared bathroom, and the master suite is on the other side. This gives everyone their own space and privacy.
The center holds the living room, dining room, and kitchen area. The open concept allows for easier entertaining and watching the kids. The floor plan is throughout and utilizes the spacewell.
3-Bedroom Barndominium Floor Plan 070 (20×50)
Square Footage: 1000 sq. ft.
Average cost ($140): $140,000
While most barndominiums have open floor plans, this one did not utilize this concept. The bedrooms occupy the three corners of the house, with the master suite sharing a wall with the kitchen. However, it does include a master bath.
The kitchen is a bit cramped, and there is no dining space currently.
There is a covered porch and a HUGE storage area between the two bedrooms, which is a plus. But this floor plan was not well thought out and did not maximize the space.
There is a covered front porch and a huge storage area between the two bedrooms. This floor plan was poorly thought out and did not utilize the space.
3-Bedroom Barndominium Floor Plan 071 (40×60)
Square Footage: 2400 sq. ft.
Average cost ($140): $336,000
This floor plan includes a living area in half of the barndominium and a shop on the other side. It provides an open concept with the living, dining, and kitchen at the end of the living area.
The master suite (master bath included) is on one side of the hallway. The other two bedrooms are across the hall, with a bathroom in between them.
This floor plan would be good if you work remotely. But the biggest con with this floor plan is that it cuts down on the size of the two extra bedrooms, but there is a utility room.

The national average cost for a bathroom remodel runs between $70 and $275 per square foot, but it largely depends on the features you add to your bathrooms.

Flooring will be determined by the material you use for your 3-bedroom barndominium.
- Hardwood: $3-$22 per sq. ft.
- Carpet: $2 to $8 per sq.ft.
- Title: $2 to $25 per sq.ft.

Additional Costs
Additional costs to consider when building a 3-bedroom barndominium:
- Travel & Delivery
- Location
- Customizations
- Price of Steel
- Labor
- Land
- Land Clearing
- Permits & Inspections
- Building Loan
- Property Taxes
Travel & Delivery: $5,000 to $15,000
Most barndominium shell kits will need to be shipped to your location. Kit providers generally charge per mile to travel and deliver the Kit. Depending on who you buy from, you might be looking at an extra $5,000 to $15,000.
Location: $20 to $150 per sq. ft.
Depending on your location, you could spend anywhere from $20 to $150 per sq. ft. for your 3-bedroom barndominium.
Customizations: $300 to $30,000
Customizations include anything outside of what you need for a home to function. Anything beyond the basic materials and features, like custom countertops or bathtubs. This could average anywhere from $300 to $30,000 on top of the initial price. It could easily turn a $200,000 home into a $300,000 home.
Price of Steel
The steel price fluctuates based on a number of factors and is mostly out of your control. But barndos are typically built out of steel, so this price factors into your cost.
Labor Costs: $15,000 to $42,000
This depends on the location and the company you decide to hire. Some contractors take a percentage of the overall cost to build the home, while others have a flat charge depending on the work. You might be looking at $10 to $10 per square foot.
Land: $1,500 to $4,500 per acre
The national average cost for an acre of land in the United States is around $4,420, but your state determines the cost.
Most expensive states to purchase land:
- New Jersey
- Rhode Island
- Connecticut
- Massachusetts
- Maryland
- Delaware
- New York
- California
- Ohio
- Pennsylvania
Cheapest states to purchase land:
- Wyoming
- New Mexico
- Nevada
- South Dakota
- Montana
- North Dakota
- Nebraska
- Idaho
- Kansas
- Arizona
Clearing The Land: $500 to $8,000
Clearing includes removing trees and large rocks and leveling. This requires a professional to ensure the land is safe to build on and up to code.
Permits & Inspections: $50 to $500
The county, state, or city determines permit fees and building inspections. Check with your local permit office to see the fees required to get a permit. Not having the proper permits can cost you big fees and are often more expensive than the permit itself.
Home Loan: 3.5% to 20% Down Payment
Securing financing for a 3-bedroom barndominium could be difficult because some lenders won’t finance structures of this type. You’ll need to do some research.
How to Finance the Construction of a 3-Bedroom Barndominium
Check with your current bank first, and then reach out to other lenders to see if they can help you finance your home. Some lenders specialize in these types of loans; sometimes, a construction loan is a good option.
These operate differently than traditional mortgages and can sometimes be easier to get. You’ll need the following ready to move forward on a loan: debt-to-income ratio, current income, current employment, and credit score.
Property Taxes: 0% – 2.21%
Property tax is based on your location and state. Most houses, assets, or additional structures are subject to property taxes. Talk with your local tax assessor to get an average.
Average Property Tax By State
- Wisconsin: 1.68% (8th highest in the U.S.)
- California: 0.73% (Below the national average)
- Texas: 0% (The state does not have property tax)
Turnkey Barndominium
Turnkey barndomiminums are ready to move in, fully renovated homes. They can be more expensive than a shell kit or building your own, but you avoid doing all the work yourself. The average cost for a 3-bedroom turnkey barndominium will be $150 to $160 per square foot. So for a 3-bedroom barndo, you’re looking at $225,000 to $336,000.
Most turnkey options include Plumbing & Electric Installed, Stained Concrete Floor, Windows & Doors, Cabinetry & Countertops, Drywall & Insulation, Water Heater, and HVAC Unit.
Can I Build a 3-Bedroom Barndominium for 100K?
Again, the average cost for a barndominium is around $20 (shell kit) to $160 per square foot, with the average size of a 3-bedroom barndominium around 1500 to 2100 sq. ft.
So, it’s possible to build a 3-bedroom for $100,000, but you’ll have to be more particular about what’s included. To build a 2,100-square-foot 3-bedroom, you’ll need to keep the cost at around $47 per sq. ft.Floor Plan Size Average cost ($160) 1,500 sq. ft. $240,000 1,800 sq. ft. $288,000 2,000 sq. ft. $320,000 2,200 sq. ft. $352,000 Floor Plan Size Average cost ($20) 1,500 sq. ft. $30,000 1,800 sq. ft. $36,000 2,000 sq. ft. $40,000 2,200 sq. ft. $44,000

I'm James, your barndominiums advisor. Several years ago, I had no idea what barndominiums were. Although I'd spent over 10 years in the construction industry, the first time I heard about barndominiums was when I saw my neighbor building a new-style home. That was the first barndominium I've ever seen, and I found it so fascinating that I wanted to learn more about them.
